Innoland unveils New Project

AS ONE of the world’s top outsourcing destinations, Cebu needs to have more office spaces especially in strategic locations, a developer said.

Innoland Development, Inc. said it will help meet this demand with The Link, which will be be built in Asiatown IT Park.

Apart from the demands of the business process outsourcing (BPO) sector, there are other industries looking at Cebu as a venue for expansion.

In a press conference following The Link’s groundbreaking ceremony last July 28, Innoland chief operating officer Charles Vincent Ong said other sectors need the office space for their expansion.

“It’s not just the BPO sectors, but financial institutions across nations are coming here,” he said, citing American Express as an example.

Information technology outsourcing, knowledge process outsourcing, architecture and engineering outsourcing companies and accounting back offices are also expected to establish their presence in Cebu.

In order to match the demand, Innoland said it will only take 14 months of construction to finish the 20-storey building. There will be 12 floors of leasable office spaces, five levels of above-ground parking, one level basement parking and a retail area on the ground floor.

As Innoland’s third project since the company was launched in February 2010, The Link will have green features like the Calyx Centre and the recently-launched Calyx Residences.

“Going green actually entails additional cost to the developer but it’s an investment Innoland feels is worth it,” said marketing and sales consultant Tetta Baad. “We cannot continue building buildings that are harmful to the environment.” (Patricia Manuelle S. Taboada)

Aboitizland offers Resort-Inspired Condominiums

After The Persimmon condo project in Mabolo, Aboitizland continues to provide its clients an option as it opens a new project in Canduman, this time featuring resort amenities.

Called Hanaya, this new offering from Aboitizland is the company’s first ever mid-rise and resort-inspired condominium project.

Aboitizland has been in the real estate business for 15 years. They also have projects in Talamban (Pristina North), Talisay (Kishanta), and Cordova (Ajoya).

To introduce Hanaya to its partners, Aboitizland hosted an event for the brokers Thursday (July 14) at Montebello Villa Hotel.

Hanaya came from the Visayan word “Hayahay” and Japanese word “Hanayo”, said Leorelie Ylaya, the marketing manager of Aboitizland.

Hayahay means convenience, comfort or relaxed while Hanayo refers to world of flowers.

In an interview with Ylaya, she highlighted the green initiatives of their new condo project. These include rainwater recovery, material recovery facility, use of CFL lights, passive cooling, among others.

When asked why Aboitizland came up with this resort-inspired concept for condominiums, Ylaya said: “We felt that people in the city are stressed… have busy life. We want to bring them away city life.”

Hanaya is a six-storey condo project. According to Ylaya, they are looking at opening Phase 1, 2, 3, and 4 for clients. But currently, they will be offering only Phase 1, which consists of four buildings. Each building will have less than a hundred units.

The site is near Ateneo de Cebu, Cebu International School, North General Hospital, and Gullas Hospital.

As to the amenities, Hanaya will have a Central Amenity Area. Included here are the adult and kiddie pools, pavilion and gazebos, themed garden and parks, barbeque stations, jogging trail, and basketball court.

Another plus is the Clubhouse with function rooms, gym, game room, KTV room, and kids’ playroom.

The Clubhouse will also have a convenience store, small-scale restaurant and coffee shop where unit owners could entertain their guests.

For their units, Hanaya offers a two-bedroom Standard unit (47 sqm), two-bedroom Deluxe unit (50 sqm), and three-bedroom unit (90 sqm).

The difference between the Standard and Deluxe units is on the area for the Master’s Bedroom.

Ylaya said the Deluxe unit has a bigger Master’s Bedroom than the Standard unit.

The unit features include the Living Area, Dining Area, Kitchen, Master’s Bedroom, Bedroom 1, Common Toilet and Bath, and Balcony.

The layout of Hanaya units is said to be unique as owners and guests upon entering the unit will be greeted by a view from their balcony.

All units have balcony, assured Ylaya. On top of this, the Central Amenity Area is strategically located at the center of the site so that all units will have a view of the lush landscapes and the big pool.

The launching of Hanaya is slated on September 30, 2011.

Site development will start on the fourth quarter of this year, said Ylaya.

She added that they have been receiving inquiries on the project as early as July 1.

Developer starts building Lahug Condo

DEVELOPER Cebu Green Peaks Development Inc. began yesterday the construction of what it described as “an all-residential garden high-rise” located on Molave Street in Lahug, Cebu City.

The Padgett Place is a 22-storey all-residential condominium that sits on a 3,500 square meter property. It offers 165 units of one-bedroom, two-bedroom, garden villas and suites.

Padgett Place chairman Rafaelito Barino said the company decided to build the condominium after seeing need to provide homes for people who wanted to stay longer in Cebu.

He said there may be quite a number of hotel rooms in the city but only a few developments are intended for residential condominiums.

Barino said they are positioning the project as one that will cater to the high-end market, considering its location, which is part of what used to be the Padgett Compound, an “old rich district of Cebu” and a place where expats and businessmen lived.

“Putting up a project like this in Cebu is a good move for the company, especially that Cebu is one of the most favored tourist destination in the country. This project, in particular, complements Cebu’s growing industries, particularly in commerce, education and tourism,” said Willie Yu of G&W Architects.

Yu said condominium developments have already gained acceptance among people as it is more affordable and convenient.

Warren Christopher Yu of G&W Architects also said they designed the project as an exclusive luxurious garden-type of development where 50 percent of the location is allocated to open space. He said that each floor will only have a maximum of 10 units with prices starting at P3.5 million for its one-bedroom unit.

The two-bedroom unit has prices ranging from P6.4 million to P7.5 million while the garden suite is priced at P19 million. The two-storey garden villas, on the other hand are priced at P32 million.

Among the project’s amenities are lap and kiddie pools, indoor and outdoor clubhouses, gardens and gazebos, jogging trail, gym and sky gardens. The project will be formally launched in January and will be turned over to the buyers in 2013.

While Cebu’s real estate industry is continuously growing, Warren said the city should invest more on infra-related developments such as mass transit and road improvements to pave the way for more residential developments in the city.

Garden Condo to Rise

WITH only one condominium tower situated on a 3,500-square-meter lot, The Padgett Place spreads out over the entire space and incorporates more greenery, making it the first high-rise garden residence in Cebu City.

“This is considered one of the bigger investments in Cebu, and its concept is to have an all-residential condominium, unlike other condominiums that are into commercial spaces as well.

A multimillion-peso investment, Padgett is a 24-story condominium located along Molave St. in what many Cebuanos remember as the Padgett Compound. It is a two-minute walk from the University of the Philippines Visayas Cebu College campus and minutes away from churches, hospitals, malls and the business district.

Padgett boasts of its huge space on the ground floor suitable for sprawling lawns, lots of trees and landscaping. It keeps up with the general environment of its community along Gorordo Ave. and Molave St., which are known for their century-old acacia trees and mango trees.

To enjoy bigger space and privacy, each floor will consist of only 10 units having from one bedroom up to three bedrooms. The 20th to 24th floors will have four three-bedroom units each with a small garden in each unit.

Four huge two-story garden villas will be on the ground floor with a swimming pool in every villa.

The tower will have a total of 160 units, with prices starting at P3.5 million.

Residents will be able to enjoy amenities like a lap pool, kiddie pool, jogging path, gardens, indoor and outdoor clubhouses, gym, coffee shop and grand lobby.

Even before the formal announcement of the project, 50 percent of the units had been reserved by locals.

Development is expected to start after five months, and turnover of units to the buyers will be in 2013.

Gold Peach Properties breaks ground on One Pavilion Place

GOLD PEACH Properties, the property development arm of retail chain Gaisano Capital Group, recently broke ground on its pioneering project One Pavilion Place.

Led by Gold Peach Properties president Edmund Gaisano Jr. and chairman Henry Gaisano II, the ceremonial groundbreaking officially launched One Pavilion Place to the public. Also present were Valerie Gaisano-Sebastian, VP for admin and finance; Yongson Huan, finance manager; and Nilo S. Miranda II, VP for corporate communications and operations.

Although more popularly-known in the retail industry, the Gaisano Capital Group has been developing its own supermarkets for the past three decades.

With Gold Peach Properties, the retail giant returns to its construction and property development roots, the company said in a press statement.

In his speech, president Edmund traced Gaisano Capital’s history “from being a small independent construction company to becoming one of southern Philippines’ most successful retail giants.”

Citing One Pavilion Place as a flagship project, Edmund also expressed hopes that Gold Peach will become “one of the nation’s most promising property developers.”

Envisioned as an integrated mall and condo development, One Pavilion Place will soon rise in the middle of bustling R. Duterte St. in Banawa.

The master plan is a 26-story residential tower with the first two floors being One Pavilion Mall, which will feature dining, shopping, and entertainment components.

For the One Pavilion Place project, Gold Peach Properties partnered with both TVA&P, Inc., an architectural firm, and ASEC, a recognized leader in residential, industrial, and commercial development.

Market

Gaisano Group to build Condo Mall in Banawa

An integrated condominium and mall development will soon rise in Banawa, Cebu City.

The real estate property arm of the Gaisano Capital Group, Gold Peach Properties, started construction of its first mixed use development project yesterday. Gold Peach Properties vice president for operations Nilo Miranda II said the company will be building One Pavilion Place, a residential tower on top of a commercial complex.

One Pavilion Place sits on a 5,498 sqm property on R. Duterte St., in Banawa. Miranda said that the first floors of the project will have a mall and a supermarket and on top of it will be two 26 storey residential towers. The North Tower will have 299 units and the South Tower will have 250 units.

Miranda said the mall will be completed by the first quarter next year while the residential units will be turned over in the last quarter of 2014.

Units

He said that the residential component is ideal for students, young professionals and new families. It will have a studio type unit with a size of 33.70 sq. m. and varying unit’s sizes of two bedroom type, three bedroom type, villa and penthouse. Unit prices also range from P/2.3 Million to P/24 Million. The projects amenities include fitness gym, swimming pool, multi-purpose hall and children’s play area.

Miranda said the entry of the Gaisano Capital Group in the real estate industry signifies their interest and optimism in Cebu’s thriving economy, He said the entry in the real estate is also in line with the company’s growing retail business.

Community


He, however, declined to disclose the amount of investment on the project. “The company ventured into mixed-used development since we wanted to create a community of our own, an all-in-one destination where unit owners as well as the locals of Cebu can experience and enjoy.” Miranda said.

He noted that mixed-used development is a growing trend in the industry that has yet to be maximized in Cebu. Although a lot of players are heading in this direction, Miranda said Cebu is not that highly urbanized compared to Manila. He said, however, that the entry of big players in the industry such as Ayala Land, SM Development Corp., and Filinvest has helped Cebu mature as a market.

Gold Peach Properties was established last year to focus on the various property development ventures of Gaisano Capital. It is also poised to develop prime lots under its portfolio, aiming to offer new properties focused on the concept of “prime location at a mini budget” for the average home buyer.

Demand for Second Homes, Influx of Students Prop Up Condo Market

WITH almost all of its units sold, a condominium project at the Asiatown IT Park is expected to turn over its units to buyers by the last quarter of this year.

Cebu Landmasters Inc. president Jose Soberano III told reporters recently that the Asia Premier residences are 95 percent sold.

Of the 88 units targeted for the upper-mid and high-end market, only four are left.

The 17-story residential condominium is Cebu Landmasters’ first condominium project.

It is also behind the San Josemaria Villages in the towns of Balamban and Minglanilla and the cities of Toledo and Talisay.

Soberano said that once they turn over their units, they will be the first residence
to operate in the area.

Despite the many condominium projects sprouting around Cebu City, he is confident the market is still open for more, saying there are many businessmen from the far towns and other provinces who are looking for second homes in the urban area.

Aside from doing business, he said many of them have children who study in Cebu. He added that overseas Filipino workers are keen on investing their earnings in real estate.

While he acknowledged that there are many developers building condominium projects, he said they will be adding to the healthy competition.

He recently launched a joint venture with Riasjac Development Corp. to build One Baseline Place within the Baseline Complex in Juana OsmeƱa, a 16-story condominium project with studio and one-bedroom units. This is for the middle to upper-middle market.

They expect to start selling their units by June, although he said they are accepting letters of intent from interested buyers so they can prioritize them once they are ready to start selling.

Aside from this, he revealed they are eyeing two more vertical projects in the next two years.
